Kakinada and surrounding areas fall under three different sanctioning authorities depending on location. Every one has different rules, different portals, different document requirements — and different politics. We know all three intimately.

Urban jurisdiction

KAUDA

Kakinada Area Urban Development Authority

KAUDA governs building permissions inside the Kakinada urban development boundary — including Kakinada city, Ramanayya Peta, Bhanugudi, Sarpavaram, Suryaraopet and adjoining planned areas. Applications are submitted via the AP DPMS online portal. Racon holds panel-consultant familiarity here — most of our sanctions come through in the 30–60 working day window.

Gram Panchayat

Village-level building permissions

Panchayat approval applies to properties in gram panchayat areas outside urban development boundaries — most agricultural-converted plots, village extensions and semi-rural developments near Kakinada. Each panchayat has slightly different local rules; we know which ones ask for what.

Municipal

Municipal Corporation zones

Municipal permissions apply to properties within municipal corporation limits — Kakinada Municipal Corporation, and adjacent municipality zones (Peddapuram, Samalkota, Pithapuram). Uses the AP Online municipal portal. Rules vary slightly zone-to-zone; we track the current bylaws.

How we take your file
from documents to sanction.

Document collection & verification

Share your existing documents. We review them for completeness and flag any gaps (missing link deeds, expired EC, wrong Aadhaar linkage) before submission — most rejections happen at this stage, so we do it thoroughly.

Site survey & plan preparation

Site measured with total-station. Plans drafted per the applicable authority's specification — setbacks, FSI, coverage, staircase widths, parking counts all verified against current bylaws.

Portal submission

Application filed on DPMS / AP Online / Panchayat portal with all uploads, scrutiny fees paid, application number issued. You get the acknowledgement within 48 hours of paperwork completion.

Follow-up & objection handling

We monitor your file daily. If any objection is raised by the sanctioning officer, we respond within 48 hours — most objections are minor and get resolved with a corrected drawing or a supporting affidavit.

Sanction & delivery

Sanction letter received. We collect it, verify all conditions, and hand it over to you along with the sanctioned drawing set. Construction can begin the same day.

Technically people do — but it's a bad idea. Unapproved constructions can't be regularised easily, can't be sold without a discount, can't be mortgaged for a bank loan, and are always at risk of demolition orders. The approval fee is a fraction of what you lose in resale value.

We flag it during the verification stage. Depending on the issue — missing link deed, unregistered sub-division, expired EC — we recommend a solicitor or an in-house solution before proceeding. Never submit a file with title gaps; it just wastes fees and time.

Yes, when a regularisation scheme is active (like BPS/LRS in AP). We survey the existing structure, prepare as-built drawings, calculate the regularisation fee, and submit through the appropriate scheme's portal. Success depends on the scheme's cutoff date and your structure's compliance with bylaws.

We verify layout approval before accepting the file. Unapproved layout plots (LP number missing) cannot get building sanction until the layout itself is regularised — a separate, longer process. We'll tell you honestly whether it's worth pursuing.

No. Government scrutiny fees, sanction fees, betterment charges and any other statutory levies are paid directly by you — we don't mark these up. We provide the exact fee calculation upfront and challan copies for every payment.
